The formula is simple:

This full payment is often referred to as PITIA.

Example: If a rental property brings in $5,000 per month and the monthly housing expense is $4,000 per month, the DSCR is:

How Do DSCR Loan Rates Work?

DSCR loan rates are based on the full deal — not just the ratio. Here is what drives pricing.

The biggest DSCR loan rate drivers are:

    • Credit score
    • Loan-to-value ratio
    • DSCR ratio
    • Property type
    • Rental income support
    • Loan purpose: purchase, refinance, or cash-out

Higher credit scores, lower loan-to-value ratios, and stronger rental income coverage generally create better pricing options.
